Barndominium Builders in Calvert County, Maryland

Calvert County, Maryland is a long, narrow peninsula with the Chesapeake Bay on one side and the Patuxent River on the other, and the county has spent decades steering growth into its town centers while keeping the countryside rural. That leaves wooded lots and small farms between Prince Frederick, Huntingtown and Solomons, which is exactly what most people planning barndominiums in Calvert County are after. The permit comes from the County's Division of Inspections and Permits, zoning comes from the Department of Planning and Zoning, and the Calvert County Health Department decides whether a lot can take a septic system and where the well goes. Chesapeake Beach and North Beach are incorporated towns with their own governments and zoning, so land inside them starts with the town. Near either shoreline, the Chesapeake Bay Critical Area is the rule that changes a purchase most. We build new homes on land: barndominium kits for owners managing their own crew, or a complete build with site prep and permitting. The first step is always the parcel itself, including its zoning, Critical Area status, perc history and any preservation easement.

Barndominium Kits and Barndominiums for Sale Near Calvert County

Finished barndominiums rarely come up for sale, so buying one usually means one of two routes: a steel or pole barn kit delivered to land you own, for an owner or a hired crew to put up, or a new build on your parcel from plan to move-in. A custom plan fits the shop bay and the living space to the lot. Either way the land sets the budget more than the floor area does, so each option is priced against your site rather than a rate card.

Barndominium Builders and Pole Barn Homes Near Calvert County

A pole barn home sets its frame on posts and trusses (the engineering term is post-frame), which often suits a simple, wide layout with a shop bay under the same roof. A turnkey build takes the project from the pad to the finished house. Whether either fits your parcel comes down to the zoning, the septic and the water, set out below.

Building in Calvert County: Permits, Zoning, Septic and Wells

Four questions decide whether a barndominium works on a parcel before any steel is ordered. Here is who answers each of them in Calvert County, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.

Who issues the building permit County permit office

Calvert County Department of Planning and Zoning, Division of Inspections and Permits

The Division issues building, grading, electrical, plumbing and gas permits and inspects the work under the International Building Codes and local ordinances. The building permit must be approved, paid for and issued before electrical and plumbing permits can be applied for, and no work may start before issuance. Applications go through the County's Encompass portal. Chesapeake Beach and North Beach have their own town governments.

Who decides the land use County zoning

Calvert County Department of Planning and Zoning

The County Zoning Ordinance sets land use by district, preservation rules, Critical Area requirements, site standards and subdivision. Town Centers have their own ordinances, and Chesapeake Beach and North Beach, as incorporated towns, keep zoning separate from the County's. Zoning map amendments in the Critical Area and in some rural districts follow special rules, and a zoning verification letter confirms a parcel's district in writing.

Sewer or septic Septic: county health department

Calvert County Health Department, Division of Environmental Health

The Health Department's perc test measures how well the soil absorbs liquid, and the result sets the septic system's size. Critical Area designation, slopes and zoning limits also weigh in. Wet-season testing for subdividing land opens only when staff see the water table high, and is booked with the licensed septic installer named on the application.

Private water wells Wells: county health department

Calvert County Health Department, Division of Environmental Health

Environmental Health permits, tests and certifies the potability of individual water supplies. Its staff carry out site evaluations for new wells and issue the well permits, and applications for well construction permits are accepted only from licensed well drillers, so your driller files it.

Critical Area on two shorelines
Calvert County adopted its local Critical Area Program in December 1988. The County's page defines the Critical Area as all land within 1,000 feet of the mean high water line of tidal waters or the landward edge of tidal wetlands, and notes that in Calvert this includes the Patuxent River. The rules sit in Article 22 of the Zoning Ordinance, with maps online (read 27 Sep 2026).

Preserved farm and forest land
The County set a goal of preserving 20,000 acres of farm and forest land in 1978, reached it in 1997 and doubled the target to 40,000 acres. Its Agricultural Preservation page reports over 32,600 acres preserved to date through county, state and federal programs, and a GIS map shows which lands are protected (read 27 Sep 2026).

Metal Building Homes Near Calvert County

A metal building home uses a steel frame and steel skin, with the clear span to open up a shop, a garage bay or a great room without interior posts. The structural design is set for your site by the engineer and the building official.

Building on Land Near Calvert County

Rural Calvert land usually means a well, a septic system and a wooded lot, so the order of work matters. Pull the County's preservation map to be sure the parcel is not under an easement, then the Critical Area map if it is within reach of the Bay, the Patuxent or a tidal creek. On the waterfront, the rule of thumb is roughly 1,000 feet from tidal water or tidal wetlands, a buffer of at least 100 feet, coverage caps and one home per 20 acres in resource conservation areas, but only the map decides. Next comes the Health Department perc test, which may have to wait for the wet season. Pole barn homes and metal building homes suit these lots well once the drainfield is placed.

Building in Calvert County: questions

Start the survey
How much does it cost to build a barndominium in Calvert County?
The land and the site work swing the total more than the frame does. A typical rural lot here needs a well, a septic system, a driveway and some clearing, and a waterfront lot adds Critical Area limits. For sourced per-square-foot ranges and the factors that move them, see our barndominium cost guide.
Do I need a building permit for a barndominium in Calvert County?
Yes. A barndominium lived in as a house needs a building permit like any other new home, and work cannot start until it is issued. The County's Division of Inspections and Permits handles it outside the incorporated towns, after the Health Department has reviewed the well and septic. Inside Chesapeake Beach or North Beach, check with the town first.
Is there land in Calvert County for a barndominium with a shop?
Yes, more than in the counties closer to the Capital Region, though much of the countryside is preserved and new building is steered toward the town centers. Check zoning, any preservation easement and the Critical Area before you buy. Send the parcel through our survey and we will review it.
Can I buy a finished barndominium for sale in Calvert County?
A finished barndominium for sale is hard to find here, and we do not list homes. Most owners build on their own land from a kit or as a full new build, which lets the plan fit the lot's septic area and setbacks.
