Barndominium Builders in La Plata, Maryland

La Plata is the county seat of Charles County, Maryland, and unlike Waldorf it is an incorporated town with its own government. That changes the paperwork for barndominiums in La Plata: inside the town limits, the Town's Planning Department oversees planning, development and permitting, and the Town runs its own water system and wastewater treatment plant. Step outside the limits and the same parcel search points you to Charles County offices instead, which happen to sit in La Plata too. Most people who ask us about this area want the rural roads around the town, toward Port Tobacco, Welcome, Faulkner and the Zekiah Swamp, where a few acres, a well and a septic system are normal. A lot inside the town is more likely to suit a compact shop house on public water and sewer. Barndominium kits fit an owner who wants to hire their own crew; a full build puts the permit set, the site work and the trades on us. Tell us whether the parcel is inside or outside the town line, and we will line up the right office, the zoning check and the utility question before any design work.

Barndominium Kits and Barndominiums for Sale Near La Plata

Finished barndominiums rarely come up for sale, so buying one usually means one of two routes: a steel or pole barn kit delivered to land you own, for an owner or a hired crew to put up, or a new build on your parcel from plan to move-in. A custom plan fits the shop bay and the living space to the lot. Either way the land sets the budget more than the floor area does, so each option is priced against your site rather than a rate card.

Barndominium Builders and Pole Barn Homes Near La Plata

A pole barn home sets its frame on posts and trusses (the engineering term is post-frame), which often suits a simple, wide layout with a shop bay under the same roof. A turnkey build takes the project from the pad to the finished house. Whether either fits your parcel comes down to the zoning, the septic and the water, set out below.

Building in La Plata: Permits, Zoning, Septic and Wells

Four questions decide whether a barndominium works on a parcel before any steel is ordered. Here is who answers each of them in La Plata, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.

Who issues the building permit Town permit office

Town of La Plata Planning Department

Inside the town limits the Town of La Plata issues the building permit, along with separate plumbing, electrical and mechanical permits, a utilities service permit and a certificate of occupancy; the Town lists all of them on its Building Permits page and uses a contracted plan-review and inspection firm. Land outside the town limits is permitted by Charles County instead.

Who decides the land use Town zoning

Town of La Plata Planning Department

The Town writes and applies its own Comprehensive Plan and Zoning Ordinance. Its Planning Department coordinates every development-related function in town and advises the Planning Commission, Design Review Board and Board of Appeals. A parcel search map shows each lot's Town zoning, and a comparison map shows how zoning changed in the 2018 update.

Sewer or septic Public sewer

Town of La Plata Department of Public Works, Wastewater Treatment Plant

The Town owns and operates its own wastewater treatment plant, which uses enhanced nutrient removal, treats up to 1.5 million gallons a day and discharges to a tributary of the Port Tobacco River. Lots in town connect to it; land outside the limits relies on a septic system approved by the Charles County Department of Health.

Private water wells Wells: town permit

Town of La Plata Department of Public Works

Town customers do not need a private well: the Town draws its drinking water from confined aquifers about a thousand feet underground, treats it and tests it regularly. A rural parcel beyond the town's water lines needs its own well, permitted through the Charles County Department of Health.

Stamped drawings for new homes
The Town of La Plata's Building Permits page (read 27 September 2026) says the Town requires drawings stamped by a design professional for new residential construction and for all commercial projects.

Perc test results expire
The Charles County Department of Health's perc-testing guide (January 2026) says a passing perc result for new construction may become void after six months unless a sewage easement plat from a Maryland registered surveyor is submitted; once that plat is approved, the lot counts as buildable.

Metal Building Homes Near La Plata

A metal building home uses a steel frame and steel skin, with the clear span to open up a shop, a garage bay or a great room without interior posts. The structural design is set for your site by the engineer and the building official.

Where the Land Is Near La Plata

Town lots in La Plata are mostly subdivision and in-fill parcels on public water and sewer. Acreage lies just outside: west toward Port Tobacco and the Nanjemoy peninsula, south toward Faulkner and Newburg, and east across the Zekiah Swamp toward Bryantown. That land is covered on our Charles County page, and buyers coming from the north should also read our Waldorf page.

Building on Land Near La Plata

The first question on any lot near La Plata is which side of the town line it sits on. Inside, you deal with Town zoning, Town water and sewer and the Town's stamped-drawing rule; outside, Charles County zoning, a perc test and a private well. Rural lots off the ridge often run down to creeks feeding Port Tobacco River or the Zekiah Swamp, so read the FEMA floodplain map before you fall for a view. Pole barn homes and metal building homes suit these parcels well, provided the building footprint, the septic area and the drive all fit on dry, well-drained ground.

Building in La Plata: questions

Start the survey
Do I need a building permit for a barndominium in La Plata?
Yes. Inside the town limits the Town of La Plata issues the building permit and the plumbing, electrical and mechanical permits, and it wants new-home drawings stamped by a design professional. Outside the limits, Charles County issues the permit. Our permitting page walks through the sequence.
What does a barndominium near La Plata cost?
It depends on the side of the town line as much as the building. A town lot saves the well and septic system but adds Town utility permits; a county lot adds a perc test, a septic system and a drilled well. For sourced ranges per square foot, read our barndominium cost guide.
Can I put a barndominium on acreage near La Plata?
Usually, on the county land around the town, if the parcel is a legal lot with a passing perc test. Remember that Charles County perc results can lapse after six months without a sewage easement plat, so keep the paperwork moving once the test passes. Send us the parcel through the survey.
Are barndominiums for sale around La Plata?
A finished barndominium for sale near La Plata is rare, so most people build one. We do not list properties; we price a kit or a complete build for your lot. See our barndominium kits page.
