Drawings only
A plan set coordinated for your parcel, taken to whichever builder you choose. You carry the schedule and the risk, and you keep full control.
Kit or shell
The structural shell delivered to your land, stood by your own crew or by one we arrange. Common where an owner has trades in the family, or time and a tractor.
Turnkey
Raw land to move-in under one contract. One schedule, one point of contact, one party answerable when the building department has a question.
Every job starts with who reviews the plans for your land
Every Maryland home is built to the same state code, the Maryland Building Performance Standards, but your county's building department enforces it, or your town's where the town runs its own. Local jurisdictions may add amendments, though not ones that weaken the energy, sprinkler or wind provisions, and they set the snow, wind and frost values for your site. Septic and well permits come through the health department and must be in hand before the building permit. A plan drawn to another county's answer is the wrong plan for your parcel, whether you are buying a kit or a whole house.
