Barndominium Builders in Anne Arundel County, Maryland
Anne Arundel County, Maryland fronts the Bay and a string of tidal rivers, and that shoreline sets the rules for anyone planning barndominiums in Anne Arundel County. The north of the county, from Glen Burnie through Severn and Odenton, is suburban and mostly on public sewer. The south, below Annapolis and toward the Patuxent, is where farms, woods and lots of several acres remain, and where most shop-house projects end up. Outside the City of Annapolis, the County's Department of Inspections and Permits issues the building permit, the Office of Planning and Zoning sets the zoning district, and the Department of Health runs the perc test and approves wells. The one overlay every Bay-front buyer should understand first is the Chesapeake Bay Critical Area, which limits density, clearing and lot coverage near tidal water. We build new homes on land, from barndominium kits for an owner who will manage the build to a finished house, and we begin with the parcel's zoning, its Critical Area designation, its perc history and its flood zone.

Barndominium Kits and Barndominiums for Sale Near Anne Arundel County
Finished barndominiums rarely come up for sale, so buying one usually means one of two routes: a steel or pole barn kit delivered to land you own, for an owner or a hired crew to put up, or a new build on your parcel from plan to move-in. A custom plan fits the shop bay and the living space to the lot. Either way the land sets the budget more than the floor area does, so each option is priced against your site rather than a rate card.

Barndominium Builders and Pole Barn Homes Near Anne Arundel County
A pole barn home sets its frame on posts and trusses (the engineering term is post-frame), which often suits a simple, wide layout with a shop bay under the same roof. A turnkey build takes the project from the pad to the finished house. Whether either fits your parcel comes down to the zoning, the septic and the water, set out below.

Four questions decide whether a barndominium works on a parcel before any steel is ordered. Here is who answers each of them in Anne Arundel County, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.
Anne Arundel County Department of Inspections and Permits
The Department handles plan review, permit processing and inspections for new homes everywhere in the county except the City of Annapolis, which runs its own permit office. Since 1 December 2025, nearly all new permit applications must be filed online through the County's Land Use Navigator, which is also where inspections are booked and results checked.

Anne Arundel County Office of Planning and Zoning
Two districts cover most rural land. Rural Agricultural (RA) is meant to preserve farmland, with subdivision at roughly one home per 20 acres; Residential Low Density (RLD) allows one home per 5 acres. Both have a 40,000 square foot minimum lot and a 45-foot height limit. On top of zoning sits the Critical Area overlay for land within 1,000 feet of the Bay and its tidal tributaries.

Anne Arundel County Department of Health, Bureau of Environmental Health
The Department of Health takes perc applications for any lot that will rely on a septic system. Its site evaluation sets the size and type of system, and the lot must hold room for two future replacement systems. Poor results can mean a smaller house, and on some soils a lot can be developed only once public sewer arrives.

Anne Arundel County Department of Health, Bureau of Environmental Health
The Department of Health approves the well location as part of the building application. For a lot within 1,000 feet of a waterway or in the Critical Area, it asks owners to contact Planning and Zoning first, and it warns that a well inside the 100-foot buffer may need a County grading permit or a variance.

- Critical Area classes and limits
- The County's Critical Area Program, first approved in 1988, sorts shoreline land into Intense, Limited and Resource Conservation Areas. Resource Conservation Areas are limited to one dwelling per 20 acres, Limited Development and Resource Conservation sites must hold impervious surfaces to 15 to 31 percent, and a minimum 100-foot buffer applies (read 27 Sep 2026).
- Preserved land in South County
- The Office of Planning and Zoning reports over 14,900 acres of working farms and forests preserved in the county. Its Rural Legacy Area, Anne Arundel South, covers 37,381 acres south of Central Avenue between the Patuxent and the Rhode River, and easements there extinguish development rights (read 27 Sep 2026).

Metal Building Homes Near Anne Arundel County
A metal building home uses a steel frame and steel skin, with the clear span to open up a shop, a garage bay or a great room without interior posts. The structural design is set for your site by the engineer and the building official.
Building on Land Near Anne Arundel County
South County acreage is the natural fit for a shop house, but check three things before you sign. First, the Critical Area designation on the County map, because a shoreline farm classed as a Resource Conservation Area carries its own density cap, clearing rules and a shoreline buffer where any disturbance generally needs an approved variance. Second, easements: a farm in the Rural Legacy Area or under a preservation easement may have given up its building rights. Third, the perc test, which in some areas can only be run in the wet season and decides how large a house the septic system will carry. Pole barn homes and metal building homes both suit these parcels once those answers are in.
