Barndominium Builders in Severn, Maryland

Severn, Maryland is an unincorporated census-designated place in northwest Anne Arundel County, between Fort Meade, Glen Burnie and the BWI corridor. It has no town government, so it has no permit office or zoning code of its own: Anne Arundel County's Department of Inspections and Permits issues the permit for a new house, and the County's Office of Planning and Zoning sets what can be built on the lot. Most of Severn is suburban subdivisions on public water and sewer, which makes an infill lot with a detached shop the realistic project here rather than acreage. For buyers who want barndominiums in Severn with real land around them, the search usually moves south into the rural end of the county or down to Calvert. Our work is new homes on land: barndominium kits for an owner who will manage the shell, or a full build with the site prep and permitting included. Before anyone draws a plan, we check the lot's zoning district, its setbacks and coverage, and whether it is served by public sewer or needs a Health Department perc test.

Barndominium Kits and Barndominiums for Sale Near Severn

Finished barndominiums rarely come up for sale, so buying one usually means one of two routes: a steel or pole barn kit delivered to land you own, for an owner or a hired crew to put up, or a new build on your parcel from plan to move-in. A custom plan fits the shop bay and the living space to the lot. Either way the land sets the budget more than the floor area does, so each option is priced against your site rather than a rate card.

Barndominium Builders and Pole Barn Homes Near Severn

A pole barn home sets its frame on posts and trusses (the engineering term is post-frame), which often suits a simple, wide layout with a shop bay under the same roof. A turnkey build takes the project from the pad to the finished house. Whether either fits your parcel comes down to the zoning, the septic and the water, set out below.

Building in Severn: Permits, Zoning, Septic and Wells

Four questions decide whether a barndominium works on a parcel before any steel is ordered. Here is who answers each of them in Severn, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.

Who issues the building permit County permit office

Anne Arundel County Department of Inspections and Permits

Because Severn is unincorporated, the County is the permit office. A new single-family dwelling takes a Residential Single Family Dwelling Permit, which the County treats as a building permit. Construction plans must be drawn to a recognized architectural scale, and the site plan must mark easements, property lines, any grinder pump and any private well or septic system. New applications go through the County's online Land Use Navigator.

Who decides the land use County zoning

Anne Arundel County Office of Planning and Zoning, Zoning Division

County zoning governs every Severn lot, with a set of bulk rules per district: setbacks, lot coverage by structures, density and height. The low-medium density R2 district, for example, allows one home per 20,000 square feet where there is no public sewer, or 2.5 homes per acre with it. The Zoning Division can confirm a parcel's district from its address or tax account number.

Sewer or septic Septic: county health department

Anne Arundel County Department of Health, Bureau of Environmental Health

Where a Severn lot is not on public sewer, the septic question goes to the County Department of Health. Its procedure covers new construction on existing lots of record: at least three satisfactory perc tests are generally needed to establish a disposal area, with space reserved for an initial and two replacement systems.

Private water wells Wells: county health department

Anne Arundel County Department of Health, Bureau of Environmental Health

A private well on a lot served by public sewer is approved through the Health Department's Application to Construct. Its minimum setbacks include 10 feet from a property line, 15 feet from a road and 30 feet from any structure, with larger distances from some sewer mains, and staff visit the staked site before approval.

2026 wet-season perc testing
On 15 April 2026 the Anne Arundel County Department of Health announced it had stopped scheduling wet-season perc tests for the year, because water levels in the County's monitoring wells had begun to recede, and said no further wet-season evaluations would be scheduled for 2026. Lots in wet-season areas now wait for the next season.

Suburban lot sizes
The County's zoning guide describes its R2 district as low-medium density suburban housing with a 20,000 square foot minimum lot where there is no public sewer and 10,000 square feet where there is, and structures may cover up to 60 percent of the lot. Those numbers explain why a Severn barndominium is usually a compact home with a modest shop (read 27 Sep 2026).

Metal Building Homes Near Severn

A metal building home uses a steel frame and steel skin, with the clear span to open up a shop, a garage bay or a great room without interior posts. The structural design is set for your site by the engineer and the building official.

Where the Land Is Near Severn

Severn is suburban and largely built out, with subdivisions filling most of the land between the highways and Fort Meade. Parcels of several acres are far easier to find in the south of Anne Arundel County, where the Rural Agricultural and Residential Low Density districts still hold farms and woods, and further down the Bay in Calvert County. Some buyers also look east across the Bay Bridge to Queen Anne's County.

Building on Land Near Severn

For an infill lot in Severn, start with the County zoning district and its coverage limit, then ask whether public water and sewer reach the parcel. If they do not, the Health Department's perc test decides whether a septic system fits at all, and on some soils that test can only happen in the wet season. Near a tidal creek, look at the Critical Area too: it usually takes in ground within 1,000 feet of tidal water or tidal wetlands, and only the County map settles a given parcel. Pole barn homes and metal building homes both suit a narrow lot if the shop sits behind the house and the drainfield area stays clear.

Building in Severn: questions

Start the survey
How much does it cost to build a barndominium in Severn?
A lot with public water and sewer keeps site costs down; one that needs a perc test, a septic system and a well adds real money and time. The size of the shop and the finish level move the rest. Our barndominium cost guide has sourced per-square-foot ranges and the main cost drivers.
Do I need a building permit for a barndominium in Severn?
Yes. Severn has no town government, so the permit comes from Anne Arundel County's Department of Inspections and Permits, as a Residential Single Family Dwelling Permit. A home on a well or septic system also needs Health Department approval before the County issues it.
Is there enough land in Severn for a barndominium with a shop?
Sometimes, on a larger older lot, but most Severn parcels are sized for suburban homes. Check the zoning district's coverage limit and setbacks before you buy. If you want acreage, the rural south of the county and Calvert County are the nearest options. Send the address through our survey and we will look at it.
Can I buy a barndominium for sale in Severn?
Finished barndominiums for sale rarely reach the market here, and we do not list homes. Buyers usually build on their own lot, either from a kit or as a complete new home; see our barndominium kits page for how that works.
