Barndominium Builders in Kent County, Maryland

Kent County, Maryland had 19,198 residents at the 2020 Census, about a quarter of them in Chestertown, and most of the rest of the county is open, level farmland reaching down to the Chester River and the Bay. That kind of ground is where a pole barn frame and a wide shop door make the most sense, and most people asking about barndominiums in Kent County want a house with a work bay on a few acres. Approvals run through one office in Chestertown. The Department of Planning, Housing and Zoning takes the building permit application, routes it to the Health Department, the building inspector and any other agency involved, then issues the permit; the County asks owners to allow at least 30 business days. The soil sets the calendar more than the paperwork, because in wet-season areas the Health Department evaluates lots only in late winter and spring. Barndominium kits make sense for a buyer ready to manage the erection on a clear, level lot, while a custom plan works the living space and shop around the septic field and any shoreline buffer. Send us the parcel and we will look at its zoning, flood zone and perc status first.

Barndominium Kits and Barndominiums for Sale Near Kent County

Finished barndominiums rarely come up for sale, so buying one usually means one of two routes: a steel or pole barn kit delivered to land you own, for an owner or a hired crew to put up, or a new build on your parcel from plan to move-in. A custom plan fits the shop bay and the living space to the lot. Either way the land sets the budget more than the floor area does, so each option is priced against your site rather than a rate card.

Pole Barn Homes and Barndominium Builders Near Kent County

A pole barn home sets its frame on posts and trusses (the engineering term is post-frame), which often suits a simple, wide layout with a shop bay under the same roof. A turnkey build takes the project from the pad to the finished house. Whether either fits your parcel comes down to the zoning, the septic and the water, set out below.

Building in Kent County: Permits, Zoning, Septic and Wells

Four questions decide whether a barndominium works on a parcel before any steel is ordered. Here is who answers each of them in Kent County, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.

Who issues the building permit County permit office

Kent County Department of Planning, Housing and Zoning

The Department receives, reviews and issues building permits, forwarding each application to the Health Department, the Building Inspector and, where needed, water and wastewater, roads, the State Highway Administration or the Soil Conservation District. Staff check every permit against the floodplain, Critical Area and Unified Development Ordinance rules. For land inside an incorporated town, the County sends owners to the town for zoning.

Who decides the land use County zoning

Kent County Department of Planning, Housing and Zoning

Zoning outside the towns is set by the County's Unified Development Ordinance. Its parcel viewer and zoning maps show a lot's zone, and the County adopted new flood insurance rate maps effective 3 June 2014 that show whether a parcel is in a special flood hazard area. For properties inside Chestertown, Rock Hall or another incorporated town, the County directs owners to that town for zoning information.

Sewer or septic Septic: county health department

Kent County Health Department, Environmental Health

Environmental Health enforces the state's septic program in the county and its towns. A new lot starts with a land evaluation application, a fee and a site plan; nothing is scheduled until the application is complete. The septic system then needs its own permit application, and it is installed by a County-licensed septic installer.

Private water wells Wells: county health department

Kent County Health Department, Environmental Health

A private well in Kent County is permitted through the Health Department, which answers the question of how to get a well permit by pointing owners to its list of licensed well drillers: the driller handles the well application, and the Department's appeal rules cover its well construction decisions.

Wet-season perc testing
The Kent County Health Department says properties in certain areas, identified by soil maps, borings and history of seasonally high water tables, may only be evaluated in the wet season, which typically runs from 1 February to 30 April and depends on the weather. Testing is first come, first served, and applications for the 2027 season open on 1 December 2026.

The Critical Area buffer
The County's planning FAQ describes the Critical Area buffer as at least 100 feet, measured from mean high tide, tidal wetlands or tributary streams, and widened by 4 feet for every 1% of slope above 15%. It also states plainly that the buffer may not be cleared for a view, and that vegetation removed for an approved reason must be replanted at 2 to 1.

Metal Building Homes Near Kent County

A metal building home uses a steel frame and steel skin, with the clear span to open up a shop, a garage bay or a great room without interior posts. The structural design is set for your site by the engineer and the building official.

Building on Land Near Kent County

Most of Kent's farmland is level and open, which keeps site work simple, but three checks decide whether a parcel works. First, the zone and setbacks from the planning office, since setbacks here vary with the zone, the road frontage and any building envelope drawn on the subdivision plat. Second, the water: on the Chester River or a tidal creek off the Bay, the Critical Area buffer is wider on steep banks and stays wooded. Third, the soil: if the lot sits in a wet-season area, a purchase agreed in summer cannot be tested until the following February. Pole barn homes and metal building homes both suit the flat ground once the septic area is fixed, and the County's flood maps show whether the floor must be raised.

Building in Kent County: questions

Start the survey
How much does it cost to build a barndominium in Kent County?
On Kent's farmland the parcel moves the number: whether it passes the perc test and which septic system follows, the well, the length of the lane in from the road, and any flood-zone foundation. We work that out for your land and plan rather than quoting a flat figure. Sourced ranges per square foot are in our barndominium cost guide.
Do I need a building permit for a barndominium in Kent County?
Yes. Lived in as a home, a barndominium is a house and needs a building permit. The Department of Planning, Housing and Zoning in Chestertown issues it after the Health Department and the building inspector review it, and the County says to allow at least 30 business days. Construction cannot start before the permit is issued.
Can I build a barndominium on waterfront or farm land in Kent County?
Often, once the lot is a legal building lot and it passes the perc test. On the water, the Critical Area buffer keeps the house back from the shoreline and cannot be cleared for a view. On a farm, a new lot has to go through the County's subdivision review. Our survey is the quickest way to get a Kent parcel looked at before you sign.
Are there barndominiums for sale in Kent County?
Hardly any come up for sale ready-built, so owners here usually build one: a kit delivered to their land, or a new build from plan to handover. Listings are not our business; a quote for your own parcel is. See our barndominium kits page for how that works.
