Barndominium Builders in Garrett County, Maryland

Garrett County, Maryland is the state's mountain county: high plateau farms, hardwood ridges, Deep Creek Lake and small towns such as Oakland, Grantsville and Accident. It is also where the land-use rules look most different from the rest of Maryland, which is why many people first look at barndominiums in Garrett County at all. There is no zoning code for the county as a whole. Zoning applies only in the Deep Creek watershed and in six incorporated towns, so across most of the county the practical gatekeepers are the building permit and the Health Department. That second one matters more than buyers expect. No dwelling may be started until the Health Department has issued a sewage disposal permit, and the perc test behind it can hit bedrock, fractured rock or a high water table in a six-foot pit. A lot that fails in one spot may pass in another, so the test sets where the house goes. Barndominium kits suit a cabin-and-shop plan or a full-time home with a garage for snow equipment; a custom plan helps on slopes. Send us the parcel and we will check the zoning area, the perc history and the site before design.

Barndominium Kits and Barndominiums for Sale Near Garrett County

Finished barndominiums rarely come up for sale, so buying one usually means one of two routes: a steel or pole barn kit delivered to land you own, for an owner or a hired crew to put up, or a new build on your parcel from plan to move-in. A custom plan fits the shop bay and the living space to the lot. Either way the land sets the budget more than the floor area does, so each option is priced against your site rather than a rate card.

Barndominium Builders and Pole Barn Homes Near Garrett County

A pole barn home sets its frame on posts and trusses (the engineering term is post-frame), which often suits a simple, wide layout with a shop bay under the same roof. A turnkey build takes the project from the pad to the finished house. Whether either fits your parcel comes down to the zoning, the septic and the water, set out below.

Building in Garrett County: Permits, Zoning, Septic and Wells

Four questions decide whether a barndominium works on a parcel before any steel is ordered. Here is who answers each of them in Garrett County, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.

Who issues the building permit County permit office

Garrett County Permits and Inspection Division, Frederick A. Thayer III Courthouse, Oakland

Building permits and inspections in Garrett County sit with the County government's Permits and Inspection Division, part of Community Development, at the courthouse in Oakland. Maryland's code is adopted by the state, but the county issues the permit, reviews plans and inspects the work. In the six towns with their own zoning, ask the town hall about zoning approval before the permit is filed.

Who decides the land use Municipal and county zoning

Garrett County Department of Planning and Land Management

The Maryland Power Plant Research Program's county summary states that Garrett County does not have a zoning code for the county as a whole. Zoning applies only in the Deep Creek Watershed and in the towns of Friendsville, Oakland, Accident, Mountain Lake Park, Grantsville and Loch Lynn Heights. Elsewhere, the subdivision rules, the building permit and the Health Department's approvals do the work zoning does in other counties.

Sewer or septic Septic: county health department

Garrett County Health Department, Environmental Health Services

A sewage disposal permit from Environmental Health Services is required before construction of a dwelling may begin. The Department runs the perc test and soil evaluation, and a new lot must reserve at least 10,000 square feet for sewage disposal, with the system placed in the upper third so the rest stays free for a future repair.

Private water wells Wells: county health department

Garrett County Health Department, Office of Environmental Health

The Office of Environmental Health regulates the permitting, construction and certification of private drinking water wells in the county. It also tests water from newly drilled wells and springs serving homes, so a new well can be checked before the house moves in.

What the perc test involves
The Health Department's perc test page asks the owner to dig one soil evaluation pit six feet deep and three percolation holes 50 feet apart on different contours, in a proposed 100 by 100 foot sewage area. It warns the pit may hit bedrock, fractured rock or a high water table, and that more holes may be needed if a rate between 2 and 30 minutes is not reached.

Metal Building Homes Near Garrett County

A metal building home uses a steel frame and steel skin, with the clear span to open up a shop, a garage bay or a great room without interior posts. The structural design is set for your site by the engineer and the building official.

Building on Land Near Garrett County

Find out first whether the parcel lies in the Deep Creek Watershed or inside a town, because only there does a zoning permit apply. Everywhere else, the perc test is the real gate: keep a backhoe on site on test day, since the Department may move the sewage area if rock or water turns up. The approved site plan then fixes the house, driveway and well around the septic area, and nothing but sewage disposal may be built in it. The county also has an Agricultural Preservation Advisory Board, and farmland under a state preservation easement generally cannot take a new house. Plan for winter access on mountain roads. Pole barn homes and metal building homes both suit the terrain.

Building in Garrett County: questions

Start the survey
Do I need a building permit for a barndominium in Garrett County?
Yes. The lack of countywide zoning does not remove the building permit: a barndominium lived in as a home is a house, and the county's Permits and Inspection Division issues the permit. The Health Department's sewage disposal permit has to come first. Our permitting page explains the order of approvals.
Is there zoning where I want to build in Garrett County?
Only if the land is in the Deep Creek Watershed or inside one of six towns with their own zoning: Friendsville, Oakland, Accident, Mountain Lake Park, Grantsville and Loch Lynn Heights. Outside those areas there is no county zoning code, though subdivision rules and health approvals still apply. Tell us the parcel through the survey and we will check it.
What does a barndominium cost in Garrett County?
Mountain sites move the price: perc test results, the septic system they call for, well depth, rock excavation, grading on slopes and a long winter-ready driveway. We price a plan against your actual parcel. Read our barndominium cost guide for sourced ranges first.
Can I buy a finished barndominium for sale near Deep Creek Lake?
Finished barndominiums for sale seldom appear here, so most owners build a kit or a custom design on land they already hold. We do not sell listed homes. Our barndominium kits page explains what a kit covers and what the site adds.
